Prince William, Kate Middleton and their young family are settled into their new home in Windsor Great Park. And they’re certainly paying a pretty penny to live there.
After the couple settled into Forest Lodge, it was reported that they’re paying a whopping $411,435 in annual rent. According to the source, both William and Kate’s names are on the lease, which was filed on May 14.
The couple hope that Forest Lodge will be their permanent home and plan to raise their family there.
The Prince and Princess of Wales now live in their “forever home”

After the royal couple moved into their new home, The Times shared their rental agreement. It not only includes the main house, but also covers two cottages where staff will live. The couple aim to give their children a “normal” upbringing, without any live-in staff.
The Prince and Princess of Wales share their new home with their three children: Prince George, 12; Princess Charlotte, 11; and Prince Louis, 8. They plan to make Forest Lodge their “forever home,” even hoping to remain there once William eventually becomes king. The couple want to raise their children in a “real home,” rather than a “museum,” such as Buckingham Palace.
Reportedly, the eight-bedroom Georgian mansion was built in the 1770s and was acquired by the Crown Estate in 1829. Located on the Windsor Estate, the home is less than five miles from Windsor Castle. The new home is roughly twice the size of their previous residence, Adelaide Cottage.
The future king and his wife signed a 20-year lease for the property in July 2025. In December, the Crown Estate made clear that the lease was established at “open market rent,” with two independent valuers appointed to assess the property. The report was issued following the news that William’s uncle, ex-Prince Andrew, hadn’t paid rent on Royal Lodge in two decades.
