It’s the most wonderful time of the year, and the most wonderful time of the week, because The Real Housewives of Potomac Season 10 Episode 12 “Potomac and Ponies and Problems” just dropped, and there’s a lot to discuss.

When we last left off, the ladies were gathered at a rec center, avoiding Stacey’s potato salad and grilling Angel about her questionable living arrangement. Did she get evicted, or is she suffering from a poorly planned Airbnb stay? The ladies tried their hardest to get to the bottom of it.

At the Potomac and Ponies party, Angel continued trying to explain her precarious living situation. Things just aren’t going well for her this season, are they? Later in the episode, Wendy unveiled her six-figure home renovation, only to end things on a low note, caught up in a screaming match with her own mother. Keep on reading for the full breakdown on the last RHOP episode of 2025.

Episode 12 picked up with the ladies cross-examining Angel over the situation with her rental home. Although Wendy called it an “eviction,” Angel was adamant that it was more of a simple mix-up with the “homeowner,” aka the Airbnb host. Either way you slice it, she has to get out of that place ASAP.

Ultimately, the real gripe that the ladies have with Angel’s story is that it seems like she just moved to the area so that she could get cast for the show. Keiarna needed a friend this season, but Angel laughed off that theory in a confessional.

“I moved here to be with Ashley and Gizelle and Wendy? Are you kidding me?” Angel quipped from the comfort of her interview chair.

As if trying to navigate this group of women wasn’t already challenging, Angel now has plans to bring the group back to Colorado, where she actually lives, for a cast trip. Keep this woman in your prayers.

Thiemo missed a lot at the Potomac and Ponies party

A lot was happening at this Potomac and Ponies party. Unfortunately, Stacey’s ex-husband/boyfriend Thiemo missed most of it because he left 32 minutes into the event.

If he had stayed, he would have heard Eddie talking about how Wendy wants a new ring to celebrate their upcoming 15th anniversary. Mysteriously, he seems to have forgotten to mention that her old ring was reported stolen a year prior. That crucial detail must have slipped his mind.

If Thiemo had stayed, he also would have been able to hear the tantalizing story about how Ashley hooked up with Charrisse’s son, Jackson. At first, she called it a “little smooch,” but we learned that it might have been a little bit more than that. It really all depends on what was on the other side of that smooch.

If Thiemo had stayed for longer than 32 minutes, he could have also competed in the tug of war game that we may or may not have rewinded a few times because of how hilarious it was. If anything, he could have been good company for Angel, who was standing in the corner the whole time, looking pissed that everyone thinks she got evicted from an Airbnb.

Keiarna and Greg looked picture perfect

Angel isn’t the only person on the move. This week, we learned that Kei circled the block one more time and is back living with Greg. We’re really not sure how she spent all of this time talking about her condo, only to end up back in the same place she was before, but there are bigger mysteries to unpack.

As Greg and Kei celebrated their latest milestone, he pulled out all of the stops: flowers, wine, and a big, giant gift bag. She opened the gift bag, and what was it? It’s from Radcliffe Jewelers, the place where they just went ring shopping! Is it finally going to happen? Will he finally propose? No, girl. It’s a picture frame.

Keiarna pulled out a golden picture frame from the jeweler’s bag that looked like it could have easily come out of Target’s Valentine’s Day collection. A trinket to represent being roommates again. These are two deeply unserious people, and we wish them a life together full of happiness.

Wendy checked in with her father

Earlier this season, Wendy opened up about her estranged relationship with her dad and how bad it hurt when he didn’t acknowledge her birthday. Apparently, that was just a blip in a pattern of bad behavior. He lives in Nigeria, and she hasn’t physically seen him in 20 years.

Last year, Wendy went to Nigeria and was hoping to see him while she was there. That didn’t happen, and this week, the cameras rolled as she finally reconnected with him via FaceTime.

The conversation started off feeling a little cold, but things eventually warmed up. He told her that he didn’t want to dwell on the past, and eventually, he even turned his camera on and showed off a big smile. Happy Eddie jumped on the call, too, to say hello to his father-in-law.

The whole scene felt heartwarming, but boy, did things take a turn by the end of the episode. Wendy’s connection with her dad wound up sparking some deep wounds with her mother.

A big mess in a renovated house

To say that Episode 12 ended on a sour note might be an understatement. At the end of the episode, Wendy invited her mom, Susan, and sister Ivy to show off the newly renovated house that may or may not have been broken into a couple of years ago.

Through the magic of television, this six-figure remodel went from being dust and rubble to being fully rehabilitated in just a matter of two episodes. Susan seemed impressed, all the way down to the black toilet paper in the bathroom. However, the mood quickly shifted when Wendy brought up her FaceTime call with her father.

Immediately, we started hearing about all of the resentment Susan holds towards that man. That’s totally fair — she went through a lot because he didn’t stick around. Wendy had an issue with her mom’s delivery, calling him a “sperm donor” while all of Wendy’s kids were within earshot.

Wendy pointed at her mom, asking her to stop ranting about their grandpa until the kids could get upstairs. Susan didn’t like that, and all hell broke loose. Susan lashed out on Wendy for being disrespectful and started crying about how hard she had to work because of their father’s lack of support.

Wendy’s response? She accused her mom of trying to “have a moment” for the cameras. Wendy also snapped at her sister for enabling the behavior. Eddie waded into the scene to try to calm things down.

After a few minutes of tension, tears, and telling Wendy to “shut the f*ck up,” Susan and Ivy wound up leaving the house. Wendy was left crying, holding her husband in their beautifully renovated kitchen.

The Real Housewives of Potomac airs Sundays at 8/7c on Bravo. You can stream the next day on Peacock.
