Kim Richards made a rare public appearance in Santa Monica months after the legal dispute over her former Encino home. The Real Housewives of Beverly Hills alum kept a low profile during the outing near the beach. The sighting comes after Kyle Richards regained possession of the condo at the center of the sisters’ eviction drama.

TMZ obtained a photo of Kim sitting on a bench near the Santa Monica Pier on Friday, Aug. 21. She wore a loose red dress and cowboy hat, with one tan boot on and her other foot bare.
The outlet said Kim appeared to be painting while sitting near the beach. Although the image prompted questions about her circumstances, sources told TMZ that she is not homeless. They said Kyle helped her find a place in the Santa Monica area.
The rare outing follows months of attention around the sisters’ housing dispute. Kyle Richards sued Kim in January 2025 and asked her to leave Kyle’s two-bedroom Encino condo. Court records cited by TMZ said Kyle had already asked her sister to move out in late 2024.
Kim did not respond to the lawsuit. In March 2025, a court entered a default judgment requiring her to surrender the property. By the time the Los Angeles County Sheriff’s Office tried to serve the judgment in June, Kim had already moved out.
The eviction previously became a major topic among Real Housewives fans. Teddi Mellencamp later said Kyle’s decision came after the family urged Kim to get help. Kyle also said during the RHOBH Season 14 reunion that Kim was living in Florida and “doing better.”
Kim made another rare appearance in April at the Chiller Theatre Expo. Fans praised the former child star after she stopped for photos and conversations at the event.
For now, Kim appears to be spending time back in California. TMZ’s sources said her daughters remain in Los Angeles and that she continues to spend time with them.
