Prince William and Kate Middleton are reportedly paying a hefty sum as rent for Forest Lodge. The couple with their three kids shifted to Windsor Estate from Adelaide Cottage in October 2025. Now, a report has revealed the rent of the home that will leave one surprised.

As per The Times, Prince William and Kate Middleton are paying $411,435 a year as rent for Forest Lodge in Windsor. The cost was claimed in the documents filed last Thursday, May 14, 2026. It listed the Prince and Princess of Wales as owners of their “forever home.” The Times also reported that the agreement covers the main house, including two cottages on the grounds, used by staff.
Alexander Fitzgibbons, chairman of the event planning business Fait Accompli, was reportedly the previous tenant of the property. Unlike Wales, Fitzgibbons used to pay $289,316 per year as rent. According to the publication, the shifts in the market are the reason behind the huge increase in rent for William and Middleton. The pair reportedly has made security upgrades at the Windsor Estate.
This included planting new trees, a row of bushes, and fences to protect the house from public view. Recently, it was also reported that the couple wishes to stay in Forest Lodge and not move to Buckingham Palace. The decision might remain firm even after William becomes the King. HELLO!‘s Royal Editor, Emily Nash, stated, “When they left London for Windsor, William and Kate made it clear that they were doing it so their children could have more green space and freedom.”
She added, “That won’t change, and they have since made it very clear that Forest Lodge will be their ‘forever home’.” Nash further explained, “So while Buckingham Palace will always remain Monarchy HQ, for now, they want to keep as much normality for their family, and that means not living in a palace or a castle. It’s hard to see that changing anytime soon.”
