Welcome to the recap for Summer House Season 10, Episode 10. Last week, tensions came to a head with Kyle and Amanda agreeing their relationship was in troubled waters. Carl was also a mess because Kyle did not invest in his Soft Bar. Meanwhile, Dara confronted Bailey about spreading the rumor she was in Ben’s room for an hour. Would the two be able to sort things out? Here’s exactly what went down in Summer House Season 10, Episode 10: “Tee Time.”
What happened in Summer House Season 10, Episode 10?

Kyle continued to be in the hot seat this week, with Amanda noting going to couples therapy was their last shot at making things work. And Carl was upset that Kyle didn’t text him on the anniversary of his brother’s passing. Amanda was in trouble with Ben for telling his date “everybody thinks that he’s in love with me.” Meanwhile, Ciara started her home renovation project, and Mia dished on wanting to start a family. But she needed her boyfriend to get onboard first.
Dara squashes her beef with Bailey

Lindsay’s housewarming party really started to warm up when Dara and Bailey discussed the Ben of it all. Dara admitted she was indeed Ben’s room, albeit briefly. She explained that’s where her luggage was for her to change out of her costume.
Bailey cleared the air that she wasn’t spreading rumors they were hooking up, just that they were super flirty. She said, “There was very clearly a Ben and Dara moment happening. And then all of the sudden you were dating KJ, and I was like, ‘What is happening?’”
In her confessional, Bailey said, “I might be extremely dramatic, but I’m not a liar. I might fluff it a little, but I would never lie.” Bailey was happy that Dara admitted to flirting with Ben, because when she talked to Ben about it, he brushed it off like it was nothing. Dara scoffed, “They all get their feelings hurt when they’re rejected.”
But someone who didn’t reject Ben was Sabrina. Ben was worried she wasn’t going to take him back after he ran off when she told him the dreaded three words, “I love you.” But she gave him another shot. And this left Jesse confused.
Jesse said in his confessional, “I thought they had been hooking up this whole time. And that Ben said he wasn’t seeing anybody when he had a secret girlfriend, potentially. That’s a good theory.”
Ting, ting, ting! Lindsay had an announcement. Everyone immediately refilled their drinks, as they knew this would take awhile. Lindsay thanked everyone for coming while getting in a few jabs at Carl for good measure.
She explained, “It’s just new energy for everyone who’s been to my last apartment, which I once shared with my ex-fiancé,” which then prompted a “heyooo” from the crowd.
Mia saw babies in her future, but was her boyfriend on the same page?

Ciara hopped over to her new home in Belmont, NC. She was ready to do a giant renovation project on her grandparent’s former home. And this project meant the world to her, as this was the one place she truly felt at home, as she had moved around a lot as a child. HGTV producers, you have your next house-flipping star ready and waiting for you!
Meanwhile, Mia, Amanda, and Lindsay met up for lunch. Amanda dished she had forgotten it was Kyle’s birthday as she still wasn’t thrilled about his behavior from the previous weekend. While she felt things were looking up because they would be going to therapy, she didn’t have any more chances to give if it didn’t work.
She stated in her confessional, “Couples therapy feels like our last option. Like, that’s all we have left. If we can’t pay someone to fix our problems, then the f*ck are we doing?”
Mia opened up about her boyfriend Scott and her plans for motherhood. She shared she created a contract for him that stated he couldn’t be away for more than ten days at a time. Because she had lost both of her parents, she wanted to be sure if they had kids that their father would be present.
Lindsay asked if she had a … dun dun duuun … timeline! Cut to Lindsay’s infamous timeline shot that had everything laid out perfectly. Best laid plans!
Mia noted she was thirty-four and was worried she’d wake up one day in her mid-forties with an amazing career and no kids. And having kids was definitely part of the equation. However, she didn’t seem certain if Scott was onboard or not. As Lindsay said about her timeline, “Tick-tock motherf*cker!”
Ben was upset Amanda stirred the pot with Sabrina

Before Ciara headed back to the city, she met up with her mom for coffee. We learned that the purchase of her grandparents’ home was a bit of an arduous one, and her father was unaware that she owned it. She nervously joked that he would find out once the show aired. But Ciara hoped that when she had kids one day, they would have fond memories like she did in that home, and that was what was most important to her.
Soon the weekend rolled back around, and it was time to go back to the Hamptons. Jesse told West, Dara, Bailey, and KJ that he was worried about Carl. It was the anniversary of Carl’s brother’s death, and he was going through it.
And speaking of Carl, he was riding up with Mia, Ciara, and Ben. He dished that Lindsay had sent him a thank you text for the book he got her daughter, Gemma. Mia wondered if a friendship was possible, and Carl mused to “Never say never.”
Carl then brought up it had been five years since his brother’s passing, and he was grateful that Mia and Jesse had reached out to him. But the one friend who didn’t was Kyle.
Ciara switched gears and told Ben she really connected with Sabina at Lindsay’s housewarming. Ben let out a big sigh. Things did not go as well between Sabrina and Amanda.
He shared that Amanda had told Sabrina that, “Everybody in the house thinks that he’s in love with me.” Ben didn’t know where this was coming from, but he was going to get to the bottom of it. Hopefully in a more gentle way than he was with Bailey.
Carl hit his breaking point with Kyle

Kyle was still on Carl’s mind once they got to the house. So he sat with Ben and Jesse to talk about it. Jesse told him, “I think you’ve been a great friend to Kyle, and I think you deserve that same thing back.” Carl said it was weird he had to go to Kyle about the anniversary of his brother’s passing. He said, “A real, real friend knows … It’s literally insane I have to broach it.”
Carl added, “I know how Amanda feels now. What friends want to be with someone that doesn’t listen to them and just kind of has a general sense of ‘I do whatever the f*ck I want.’”
Later on, after some mini golf and awkward flirting with Bailey, Carl pulled Kyle aside to talk. Kyle said, “There’s no excuse; I just spaced.” Thankfully he left out the excuse he told West earlier that he was too busy doing laundry.
Still, Carl had a hard time explaining why he was so upset. But he was able to tell producers. Carl said, “I think I wanted to say f*ck you … if I’m not your friend, who do you got?”
Another uncomfortable conversation was had between Ben and Amanda. Amanda’s eyes bugged out when Ben told her Sabrina was upset that she said “everybody thinks that he’s in love with me.” Amanda was stunned. Ben added, “I just thought it was a bit sh*t to kind of say it in that way.”
